Pattaya Rental Yields: Calculate Net Returns Before Buying

Buyer guidance · Reviewed 15 October 2026

Compare investments using net rental income after vacancy and operating costs, divided by the full acquisition cost. An advertised gross yield is not the amount you take home, and a projection is not evidence of achieved rent.

Gross yield versus net yield

Gross yield = annual rent ÷ purchase price × 100. Net yield = annual rent actually collected minus recurring ownership and letting costs, divided by total acquisition cost, multiplied by 100. State whether finance, tax and selling costs are excluded; otherwise two yield calculations may not be comparable.

An illustration, not a market forecast

For a hypothetical condo costing THB 5,000,000 plus THB 200,000 in acquisition and furnishing costs, rent of THB 25,000 for ten occupied months produces THB 250,000 collected. Subtract THB 70,000 in recurring costs and the illustrative net yield is THB 180,000 ÷ THB 5,200,000 = 3.46%, before financing and personal tax. These numbers are arithmetic examples, not a claim about current Pattaya rents.

Ask for evidence of comparable lets

Compare units of similar size, condition, outlook and lease duration within the same building where possible. Distinguish asking rents from signed leases and actual collected income. Record the evidence date and whether commissions, utilities, maintenance and vacant periods are included.

Stress-test the decision

Run a conservative case with fewer occupied months, higher maintenance and an unexpected repair. Allow for currency movements if your income or future spending is overseas. Check building rules and the applicable rental and accommodation laws before relying on short-stay income.

Review the exit as well as the rent

Compare competing supply, common-area condition, ongoing fees and realistic resale comparables. A high projected yield does not by itself demonstrate liquidity or capital growth. Ask for a property-specific cost and income worksheet when comparing a shortlist.

Common buyer questions

Are rental guarantees the same as investment returns?

No. Review the counterparty, payment conditions, exclusions, maintenance obligations and what happens after the guarantee period. A contractual promise still requires due diligence.
