How to Read Pattaya Property Market Reports
Buyer guidance · Reviewed 15 October 2026
Separate achieved transactions from asking prices and separate Chon Buri provincial statistics from Pattaya-specific evidence. A useful market comparison identifies the source, period, geography, property type and whether the figures describe supply, transfers or advertised stock.
Check what a statistic measures
Transfer volume is not the same as new sales, and listing inventory is not the same as completed unsold stock. Foreign-buyer transfers are only one segment of demand. Read the definitions and geographic coverage before using a headline to assess an individual condo.
Keep a dated evidence file
For each shortlist, record the price quotation date, unit details, ownership quota, comparable listings, any completed transaction evidence, rent evidence and recurring charges. Archive the original source so that future reviews can distinguish changed market conditions from changed assumptions.
Use primary sources where possible
Start with the Real Estate Information Center for published market reports and the Bank of Thailand for economic and financial context. Read the original release and reporting period. Developer announcements establish what was announced, but are not independent evidence of investment performance.
Treat infrastructure by stage
Distinguish a proposal, feasibility study, approval, funded contract, construction and operation. Do not value a property as though proposed transport already exists. Our news pages link back to the reporting used in each summary.
Revisit the decision
Review a shortlist when prices, available quota, construction milestones or your use case change. Ask for refreshed written availability before a purchase. We do not publish an area-wide yield or growth figure without a dated source and a clear definition.
