Buying Off-Plan Condos in Pattaya: A Due-Diligence Checklist
Buyer guidance · Reviewed 15 October 2026
An off-plan condo should be assessed on its developer, legal documents, construction progress, payment terms, foreign quota and total cost. Compare dated written terms and floor plans rather than selecting solely on a launch price or promotional rendering.
Confirm exactly what is being sold
Record the legal seller, project name, building, floor, unit number, internal area, ownership quota and specifications. Compare the unit plan with the master plan and inspect the site. A sea-view rendering cannot establish the permanent outlook from a particular apartment.
Check approvals and the contract
Ask your independent lawyer to review the land title, required approvals, construction permissions, reservation terms and sale contract. Confirm what has been approved and what remains pending. Obtain the agreed completion terms, delay provisions, refund conditions, defect process and assignment restrictions in writing.
Compare the payment schedule
Prepare a dated cash-flow schedule for reservation, contract, instalments and transfer. Include currency conversion, legal work, transfer-related charges, common fees, sinking fund and furnishing. Check whether the promoted starting price applies to a unit that is still available and whether foreign quota changes the quoted terms.
Track evidence of progress
Use dated site photographs, developer updates and independent inspection where appropriate. Treat completion dates as forecasts unless a binding contract establishes the relevant obligation. Keep the quotation and sales-kit version that informed your decision.
Compare off-plan with completed alternatives
A completed condo allows inspection of the exact unit and operating building; an off-plan purchase relies more on documentation and future delivery. Compare both against the same budget, intended use, ownership requirements and realistic holding period. Browse our project pages for plans and current enquiry options, then request written confirmation for your selected unit.
Common buyer questions
Is a starting price a guaranteed available unit?
No. A starting price may refer to a specific unit type or promotion. Ask for a dated quotation with the exact unit, quota and payment terms.
